The view from the balcony (and master bedroom) is unmatched anywhere else in OC. It's a great experience to mix a cocktail at the wet bar, and go to the balcony to enjoy the sunset. The building is convenient to the beach (crosswalk right out front), shopping and dining. But our location in the Rivendell building is built in such a way that it offers privacy and calmness that is hard to find in other buildings on the island. One of the hottest new restaurants in OC - Ropewalk - just opened at 82nd & Bay (1 block away). Great for adults & families. We also enjoy The Hobbit, which is in the building. Hooked is also another great restaurant, located right across the parking lot, as is Fractured Prune, which serves some of the best donuts you'll ever eat. Rivendell is also the closest bay front building to the beach, so it's an easy walk. The beach is always clean and it's usually easy to find a great spot near the water. The 81st-street beach is one of only a few beaches designated as handicapped-accessible, with special accommodations.

Long-time OCMD vacationer. We frequently stay in this unit during the off-season. But even before buying this unit, we have always stayed in the mid-town region of the island, because it offers less crowded beaches, plenty of local dining & shopping options, and it's away from the commotion (& traffic) of the downtown/boardwalk area. My family has been coming to OC for over 20 years from Pennsylvania (just north of Philadelphia). We bypass closer beaches in NJ to get here, because we love all that the area has to offer. I like the golf courses. My family enjoys local attractions in the area, including the town of Berlin, pony-watching on Assateague Island, and outlet shopping in both West Ocean City and Rehoboth, DE
